Pre Purchase Inspection

A complete inspection of the property, inside and out top to bottom. Covering but not limited to Roofing, Exterior, Structure, Electrical, Heating & Cooling,Plumbing,   Insulation & Ventilation, Interior and Site information. A full report on serious or costly issues observed. This inspection is for the buyer prior to purchasing the property. The inspection is conducted and reported on by a RHI Registered Home Inspector with over a decades experience of inspecting Canadian homes and over thirty years in the construction industry.


Pre  Listing Inspection

As above but is for the seller prior to listing the property for sale. Can help identify issues the seller was unaware of, identify maintenance and help the sales transaction flow a lot more smoothly.  The inspection is conducted and reported on by a RHI Registered Home Inspector with over a decades experience of inspecting Canadian homes and over thirty years in the construction industry.



Specialized Inspections

Can be added to the above standard inspection or seperate.


Infrared Thermal Imaging Inspection

HAPI NS inspectors are professionally trained in the use of Infrared Thermal Imaging cameras. This inspection can be used along with either of the above or as a seperate inspection. Using the latest advanced diagnostic tool available to the inspector he can perform a non invasive view of the property to detect issues concealed behind or inside walls, ceiling and the floor, identifly electrical and plumbing problems not aparent to the naked eye. Examples would be missing or reduced insulation, missing structural items, air leaks, water leaks, over heating electrical components, poor draining plumbing pipes, faulty in floor heating. The possibilities are endless. Call for more information. Discounts available if booked to coincide or as part of either standard inspections above. The inspection is conducted by and reported on by a Level 1 Certified Thermographer.


WETT Inspections

Inspection of wood burning appliances and their associated chimney systems. This inspection is for the homeowner, buyer, seller or insurance company wanting to certify that the system is up to code. A full report including pictures is provided. The inspection is conducted by and reported on by a WETT Certified inspector.                                                     

Radon measurement                                                                                                         both short term (less than 72 hours for real estate transactions with full report ) and long term (over 91 days - up to a year) available to determine Radon levels in properties.


Water sampling and testing

Collection of water for real estate transactions (basic package= e.coli & coliform, advanced = minerals). Water samples are professionally collected and delivered to a local laboratory for testing. A basic flow test of the properties water system (drilled or dug well) will provide information for the client on usability.


Maintenance Inspection

An inspection for current homeowners, landlords or commercial property owners to provide information on repair and maintenance schedules.


Renovation or New Construction Inspection

For the handyman or contractor looking at carrying out some work. Can help identify issues within the property prior to it becoming a major concern or just advice prior to starting any work.

Radon measurements. 

Using a continuous radon monitor which not only detects and records radon levels but also temperature, humidity and pressure. Normally the measurement is for 96 hours. Giving hourly readings updated into an easy to read graph and providing all the data behind the numbers allows the reader to see radon levels and anything that might be adding to levels within the home.
